About Qiyas

Qiyas (Arabic for "measurement") is a free tool for understanding what property actually costs in Dubai. Pick a property type, a size and an area, and you see what comparable units have changed hands for — the median price, the typical price per square foot, and how those numbers vary across the market.

The figures come from registered sale transactions recorded by the Dubai Land Department (DLD) — the prices at which deals were officially registered, not the prices sellers or brokers are asking. Asking prices on listing portals can sit well above what buyers ultimately pay; Qiyas deliberately ignores them and shows only completed, recorded sales, so the numbers reflect the market as it really transacted rather than as it is advertised.

Qiyas was built by Ankit Bhardwaj as an independent project — a way to make a public dataset that is technically open but practically hard to read genuinely useful to ordinary buyers and renters. There is no company behind it, no agents, and no commission to earn from your decisions. The goal is simply price transparency: helping you walk into a negotiation knowing roughly what a fair number looks like.

It is worth being clear about what Qiyas is not. It is not a listing site — you cannot browse or buy property here. It is not a brokerage, and it does not represent buyers or sellers. It is not affiliated with the Dubai Land Department, with any developer, or with any agency, and it earns nothing from any transaction. Nothing on the site is a valuation, a guarantee, or investment advice; the figures are indicative and meant to inform your own judgement, not replace professional advice on a specific purchase.
